11.10  SRR1 – Seasonal Recreational Resort 1

Purpose

11.10(1)

To provide for seasonal recreational resort development that allows for seasonal short-term accommodation and limited amenities in order to support medium-scale nature-based tourism in the Beaver Hills Policy Area of the Municipal Development Plan.

Subject to any fundamental use criteria for certain uses set out below, the permitted uses and the discretionary uses for this zone are listed in Table 11.10(A).

Fundamental Use Criteria

11.10(3)

The following uses shall only be considered in this zone if they meet the associated criteria below:

  1. (a) A maximum of one cabin shall be considered on a bare land condominium unit.
  2. (b) A cabin shall only be considered on a resort site in a seasonal recreational resort.
  3. (c) The discretionary uses listed in Table 11.10(A) :
    1. (i) shall only be considered on a site that contains an existing seasonal recreational resort for which there is a valid development permit; and
    2. (ii) shall not be considered on a bare land condominium unit.
  4. (d) Specialty food service shall only be considered if the combined total gross floor area of specialty food service uses on a site does exceed 235 m2.
  5. (e) Convenience retail shall only be considered if the combined total gross floor area of convenience retail uses on a site does exceed 235 m2.
  6. (f) Community recreation shall only be considered where the gross floor area of the community recreation use does not exceed 93 m2.
  7. (g) A maximum of one residential security/operator unit shall be considered on the same site as a seasonal recreational resort.

Subdivision Regulations

Subdivision is limited to creating bare land condominium units and must comply with Table 11.10(B).

Development Permit Applications

11.10(6)

If a development is proposed to be located within this zone on a bare land condominium unit, then as part of an application for a development permit the applicant must submit proof to the satisfaction of the development authority that such development has been authorized by the board of the condominium corporation.
