12.5  HR4 – Hillshire Low to Medium Density Flex Residential

Purpose

12.5(1)

To provide for an increased and flexible range of housing options for low and medium density residential development within the boundaries of the Hillshire Area Structure Plan that is consistent with the housing types and density distribution identified in that plan.

Uses

12.5(2)

Subject to any fundamental use criteria for certain uses set out below, the permitted uses and the discretionary uses for this zone are listed in Table 12.5(A).

Fundamental Use Criteria

12.5(3)

The following uses shall only be considered in this zone if they meet the associated criteria below:

  1. (a) The maximum number of townhouse dwellings within a townhouse building shall be four.
  2. (b) Despite anything else in this bylaw, secondary suites within townhouse buildings are not restricted to end lots. (Bylaw 46-2024)
