12.18  R7 – Cambrian Medium Density Residential

Purpose

12.18(1)

To provide for medium density residential development in Cambrian East within the boundaries of the Cambrian Crossing Area Structure Plan.

Subject to any fundamental use criteria for certain uses set out below, the permitted uses and the discretionary uses for this zone are listed in Table 12.18(A).

12.18(6)

Despite anything else in this bylaw, a residential sales centre within the R7 zone:

  1. (a) shall be in the form of a townhouse dwelling or stacked townhouse dwelling;
  2. (b) may be considered as a temporary use for a period of up to 10 years;
  3. (c) may provide access directly to a road, through other show home lots or through a lot containing a residential sale centre that is marketing the residential lands that the show home is located within; and
  4. (d) shall provide parking within an accessory parking lot that:
    1. (i) may be located on abutting lot(s) or on a lot across a lane or local road;
    2. (ii) may be non-hardsurfaced;
    3. (iii) shall be temporary and must be removed once the residential sales centre is no longer in operation.
