15.27  DC 31 Direct Control zone

DC 31 DIRECT CONTROL ZONE

15.27(1)

Purpose

To provide for 18 semi-detached dwellings (36 units) with detached garages on residential lots with a minimum lot width of 8.21 m.

Area of Application

This zone shall apply to those lots legally described as Lots 1-36, Block 109, Plan 022 7072 in the NE 2-53-23-W4 (Lakeland Ridge Neighbourhood 2, Stage 5A), as shown on the above map.

  Subdivision Regulations

  1. (a) The minimum lot width shall be 8.21 m for each internal lot and 11.6 m for each corner lot.
  2. (b) The minimum lot area shall be 299 m² per lot.

  General Development Regulations

  1. (a) The maximum total site coverage shall not exceed 50%.
  2. (b) Garages attached to the principal building shall not be permitted.

  Development Regulations for Principal Buildings

  1. (a) The site coverage shall not exceed 30% for a principal building.
  2. (b) The minimum front yard shall be 4.6 m.
  3. (c) The minimum rear yard shall be 10 m for the principal building.
  4. (d) The minimum side yard shall be 1.5 m, except it is 4 m from a flanking road.
  5. (e) The maximum height shall be 10 m.
  6. (f) The development permit application for the principal building shall include the construction of a hardsurfaced parking pad in accordance with the following:
    1. (i) The parking pad and access/driveway shall consist of concrete.
    2. (ii) The minimum area shall be 36 m².
    3. (iii) The parking pad shall be sited in accordance with section 7 below.
    4. (iv) The parking pad shall include an electrical outlet.
    5. (v) Provision shall be made for a future garage on the parking pad.

  Development Regulations for Accessory Development

  1. (a) Accessory development shall adhere to the provisions of this bylaw, except for garages which shall adhere to the following:
    1. (i) Garages shall be detached in all cases.
    2. (ii) Garages shall conform to the principal dwelling with respect to colour, style and materials.
    3. (iii) The site coverage shall not exceed 14% or an area of 41 m².
    4. (iv) The minimum setback from the front property line shall be 18 m.
    5. (v) The minimum side yard shall be 1 m, except it is 4 m from a flanking road.
    6. (vi) The minimum rear yard shall be 2 m for the garage.
    7. (vii) The overhead door(s) of a garage shall face the lane.
15.27(8)

  Other Regulations

  1. (a) Notwithstanding section 7.6, a fence located within 2m of the rear property line shall not exceed 1.0 m in height.
  2. (b) In addition to the regulations above, the listed uses are subject to the applicable regulations contained within the Land Use Bylaw, unless such regulation is specifically excluded or modified by the Direct Control zone.

Development Permits

  1. (a) A development officer shall consider and decide upon all Development Permit Applications within this zone.
