Part 16 : Centre in the Park Zone
16.15 CC – Civic Centre
Area of Application
The CC area contains the area of land identified as "CC" on 16.1(66) Drawing "CITP". The regulations set out in this section 16.15 apply to the CC area.
Purpose
The purpose of this area is to provide for municipal government offices, a library, a museum, an art gallery and other public facilities. Also included are secondary commercial uses and a civic plaza, which provides an open space corridor between the Community Centre and County Hall.
Uses
Subject to any fundamental use criteria for certain uses set out below, the permitted uses and the discretionary uses for this zone are listed in Table 16.15(A).

Fundamental Use Criteria
The fundamental use criteria for certain uses before uses become permitted or discretionary uses within this zone are:
- (a) The following uses shall only be considered where they are a form of community housing:
- (i) assisted living facility
- (ii) congregate housing
- (iii) apartment dwelling
- (iv) senior citizen housing
- (b) A commercial or a residential use can only occur where the majority of the developed first storey area of the CC area exists as an institutional use.
Development Regulations
Development must comply with Table 16.15(B). Figure “CC” provides a visual representation of some of the following provisions.

Publicly Accessible Amenity Spaces
A development must maintain the existing publicly accessible amenity space adjacent to Sherwood Drive and the agora situated within the building known as the Community Centre.
