Part 16 : Centre in the Park Zone

16.2  SPMC – Sherwood Park Mall Commercial Area

Area of Application

16.2(1)

The SPMC area contains the area of land identified as "SPMC" on 16.1(66) Drawing "CITP". The regulations set out in this section 16.2 apply to the SPMC area.

Purpose

16.2(2)

The purpose of this area is to allow for the existing mall to redevelop into a mixed-use urban centre which focuses on larger commercial uses with opportunities for residential uses.

Uses

16.2(4)

The fundamental use criteria for certain uses before uses become permitted or discretionary uses within this zone are:

  1. (a) The following uses shall not front onto Sherwood Drive:
    1. (i) religious assembly minor
    2. (ii) utility service minor

Development Regulations

16.2(5)

Development must comply with Table 16.2(B). Figure “SPMC” provides a visual representation of some of the following provisions.

Publicly accessible amenity space

16.2(6)

A development shall provide:

  1. (a) a publicly accessible amenity space that:
  2. (b) a publicly accessible amenity space that:
  3. (i) has a minimum width of 5.5 m; and
  4. (ii) runs the entire length of the adjacent PR zone; and
  5. (i) has a minimum size of 0.5 acres;
  6. (ii) has a direct active transportation infrastructure connection and visual connection to Sherwood Drive; and
  7. (iii) is centrally located.

Connectivity

16.2(7)

A development shall provide the active transportation infrastructure connections shown on Drawing "SPMC" or alternative linkages on the same site to the satisfaction of the development officer.

Other development regulations

16.2(8)

Despite 16.1(40) non-residential uses are not required to have an entrance on to Gatewood Boulevard.
