Part 16 : Centre in the Park Zone

16.4  SPMMS – Sherwood Park Mall Main Street Area 

Area of Application 

16.4(1)

The SPMMS area contains the area of land identified as "SPMMS" on 16.1(66) Drawing "CITP". The regulations set out in this section 16.4 apply to the SPMMS area. 

Purpose 

16.4(2)

The purpose of this area is to create a main street with street fronting commercial uses or institutional uses at grade, and the opportunity for residential uses and office uses above. 

Uses

16.4(3)

Subject to any fundamental use criteria for certain uses set out below, the permitted uses and the discretionary uses for this zone are listed in Table 16.4(A).

Fundamental Use Criteria 

16.4(4)

The fundamental use criteria for certain uses before uses become permitted or discretionary uses within this zone are:

  1. (a) The following uses shall not be located on the first storey of a building fronting onto Sherwood Drive or Granada Boulevard:
    1. (i) assisted living facility 
    2. (ii) congregate housing 
    3. (iii) apartment dwelling 
    4. (iv) senior citizens housing
       
  2. (b) The following uses shall be a discretionary use where the gross floor area is equal to or greater than 250 m2
    1. (i) indoor recreation 
    2. (ii) alcohol retail 
    3. (iii) cannabis retail 
    4. (iv) convenience retail 
    5. (v) general retail 
    6. (vi) secondhand retail   
       
  3. (c) The following uses shall be a discretionary use where there are equal to or greater than 100 seats:
    1. (i) restaurant 
    2. (ii) specialty food service 
    3. (iii) neighbourhood pub 

Development Regulations

Development must comply with Table 16.4(B). Figure “SPMMS” provides a visual representation of some of the following provisions.

16.4(6)

A development shall provide a publicly accessible amenity space that: 

  1. (i) has a minimum width of 5.5 m; and 
  2. (ii) runs the entire length of the adjacent PR zone. 

Connectivity 

16.4(7)

A development shall provide the active transportation infrastructure connections shown on Drawing "SPMMS" or alternative linkages on the same site to the satisfaction of the development officer

Other development regulations 

16.4(8)

Any contiguous building frontage must not exceed 100.0 m. 

16.4(9)

Any entryways and display windows of a building should cover a minimum of 30 % of the first storey of any building face located beside Sherwood Drive or Granada Boulevard.
