Part 16 : Centre in the Park Zone

16.10  ST – St. Theresa Area 

Area of Application 

16.10(1)

The ST area contains the area of land identified as "ST" on 16.1(66) Drawing "CITP". The regulations set out in this section 16.10 apply to the ST area. 

Purpose 

16.10(2)

The purpose of this area is to maximize the potential for partnerships between the County and other agencies to enable the creation of a community campus including an education facility and a multitude of compatible uses

Uses

16.10(4)

The fundamental use criteria for certain uses before uses become permitted or discretionary uses within this zone are: 

  1. (a) The following uses shall not be located on the first storey of a building fronting onto Sherwood Drive or Festival Way east of the intersection of Festival Way and Festival Avenue:
    1. (i) assisted living facility
    2. (ii) congregate housing
    3. (iii) apartment dwelling 
    4. (iv) senior citizens housing
  2. (b) The following uses shall not take access off of Sherwood Drive:
    1. (i) private education 
    2. (ii) public education
  1. (c) Religious assembly, minor shall be a discretionary use where it fronts onto Sherwood Drive. 
  2. (d) The following uses shall be a discretionary use where the gross floor area is equal to or greater than 250 m2
    1. (i) convenience retail 
    2. (ii) general retail 
    3. (iii) secondhand retail 
  1. (e) The following uses shall be a discretionary use where there are equal to or greater than 100 seats: 
    1. (i) restaurant 
    2. (ii) specialty food service 
    3. (iii) neighbourhood pub

Development must comply with Table 16.10(B). Figure “ST” provides a visual representation of some of the following provisions.

Publicly accessible amenity space

16.10(6)

A development must provide a publicly accessible amenity space with a landmark feature at the intersection of Sherwood Drive and Granada Boulevard. 

Other development regulations 

16.10(7)

Any contiguous building frontage must not exceed 100.0 m. 

16.10(8)

Any entryways and display windows of a building should cover a minimum of 30 % of the first storey of any building face located beside Sherwood Drive or Granada Boulevard. 

16.10(9)

Despite 16.1(40) non-residential uses are not required to have an entrance onto Oak Street or Brentwood Boulevard.
