6.14 Recreational vehicle storage
Access to a lot on which a recreational vehicle storage use is located shall be hardsurfaced to prevent mud tracking onto roads and be located and constructed in accordance with County standards to the satisfaction of the development authority.
A recreational vehicle storage use shall not include:
Recreational vehicle storage spaces shall be a minimum of 3.5 m in width and a minimum of 7.5 m in length, but may be reduced for items such as tent trailers, boats, and all-terrain vehicles.
Drive aisles shall be designed in a manner that provides a safe and clearly defined circulation pattern and be a minimum of 15.0 m in width unless the spaces are designed in a drive-thru manner in which case the drive aisle may be reduced to 12.0 m.
The location and dimensions of storage spaces and drive aisles shall be indicated on the submitted site plan.
Screening requirements
In the Urban Service Area, where fencing is used, it shall be used in conjunction with existing, new or enhanced natural screening. In the Rural Service Area, fencing shall not be utilized in place of existing or new or enhanced natural vegetation for screening.
Where recreational vehicle storage is proposed on a lot in the Rural Service Area:
- (a) the storage area shall be substantially screened year-round from adjacent dwellings and roads by existing natural vegetation, topography or existing buildings to the satisfaction of the development officer; and the existing natural vegetation shall be a minimum of 2.5 m in height;
- (b) despite section (a), where the storage area does not contain existing natural vegetation, topography or existing buildings to provide the required screening, a development permit may be considered where new or enhanced vegetation for screening that consists of a minimum of 70% coniferous trees at least 2.5 m high and with the remainder being deciduous with at least a 60 mm caliper;
- (c) in addition to the application requirements of section 2.7, an application shall include a plan detailing the existing or new or enhanced natural screen planting, including location, area, species, height and, where applicable, tree caliper. The plan shall also identify the topography or existing buildings that may be used to satisfy section (a).
Where new or enhanced natural vegetation for screening a recreational vehicle storage minor is required pursuant to section 6.14(7), the storage area shall be located beside or to the rear of an existing dwelling on the lot.
Recreational vehicle storage minor
Recreational vehicle storage minor is considered a supplemental use to a single dwelling.
The lot on which a recreational vehicle storage minor use is proposed shall be a minimum of 4.0 hectares in area.
The maximum number of recreational vehicles that could be considered for storage on a lot must comply with Table 6.14(A).

All recreational vehicles shall be located within one contiguous area which shall not exceed 1.21 ha.
Recreational vehicle storage major
The number of recreational vehicles that could be considered for storage on a lot may be determined by a number of factors such as, but not limited to, the lot size, recreational vehicle space size requirements, drive aisle requirements, location of existing or proposed screening, and traffic impacts, but in no case shall the number exceed 600 recreational vehicles per lot.
Within the Urban Service Area, provided there is no effect on approved landscaping, parking, drive aisles or loading areas, recreational vehicle storage major may be considered as an accessory use to:
- (a) fleet service;
- (b) truck and manufactured home sale/rental;
- (c) vehicle sale/rental;
- (d)warehouse and storage;
- (e) contractor service general;
- (f) equipment major; or
- (g) a similar existing use which includes outdoor parking of vehicles or equipment.
Within the Rural Service Area, recreational vehicle storage major may be considered where proposed on a lot:
- (a) equal to or greater than 8.0 ha; or
- (b) with commercial or industrial zoning in the Beaver Hills Policy Area of the Municipal Development Plan, where it was zoned as such prior to December 10, 2013 (date of adoption of Bylaw 49-2012), regardless of lot size.
