6.16  Residential sales centre

6.16(1)

The development authority may issue a temporary development permit for a residential sales centre provided:

  1. (a) it does not create nuisance that is uncharacteristic for the surrounding area;
  2. (b) there is sufficient on-site and off-site parking;
  3. (c) it is compatible with development in the surrounding area with respect to the scale of development (including the size of the building);
  4. (d) it has an exterior finish that is complementary to development in the surrounding area with respect to the colour, material and design of the exterior finish, including hoardings or false fronts;
  5. (e) it is designed so that lighting is not directed onto adjacent lots containing dwelling units. All outdoor lighting, with the exception of motion activated security lighting, must be turned off outside of its hours of operation; and
  6. (f) the number of other residential sales centres in the area, the proximity to arterial or collector public roads, the length of time the centre will be operating, and the location and proximity of properties being marketed are to the satisfaction of the development officer.
6.16(2)

Despite anything else in this bylaw, two or more residential sales centres may be connected by a temporary enclosed development that crosses a shared lot line provided that the temporary enclosed development:

  1. (a) is located within a side yard or a rear yard on each lot; and
  2. (b) does not have more than one storey.
